Types of Mortgages for First-Time Buyers

As a first-time buyer, you’ll typically choose from one of these mortgage options:

Your interest rate stays the same for an agreed period, typically 2, 5, or 10 years. This means predictable monthly payments and easier budgeting. Fixed rates are the most popular choice for first-time buyers who want stability and peace of mind.

Variable rates fluctuate with the Bank of England base rate or your lender’s standard variable rate (SVR). Initial rates may be lower than fixed options, but your payments can go up or down. Best suited to buyers comfortable with some uncertainty.

Purchase a share of a property (25% to 75%) and pay rent on the remainder. It’s an excellent route onto the property ladder if buying outright isn’t affordable. You can increase your share over time through a process called ‘staircasing’.

Some lenders accept deposits as low as 5%, meaning £10,000 on a £200,000 property. However, a 10-15% deposit typically unlocks better interest rates and more lender options.

What additional costs should I budget for?

Beyond your deposit, budget for: solicitor fees (£800-£1,500), survey costs (£400-£700), and potentially mortgage arrangement fees. First-time buyers pay no stamp duty on properties up to £425,000.

How long does the mortgage process take?

From offer acceptance to completion typically takes 8-12 weeks. Getting a mortgage in principle before house-hunting speeds things up, estate agents prefer buyers who already have lending approved.
