How this calculator works

The amount you can release depends on the age of the youngest person applying and the value of your home. The older you are, the more you can usually release. We base our figures on typical lender limits in 2026. Your own offer depends on your home and your plan.

What You Need to Know About Equity Release

You Keep Your Home

With a lifetime mortgage you stay the owner of your home. The loan and interest are paid back when the last person on the plan dies or moves into long-term care.

No Negative Equity

Plans that meet Equity Release Council standards promise you will never owe more than your home is worth when it is sold.

The Cost Grows Over Time

Interest is added to the loan, so the amount owed grows each year. This reduces what you can leave to your family. Paying some interest each month slows this down.

Lump Sum or Drawdown?

TypeHow it works
Lump sumYou take all the money at the start. Interest is charged on the full amount from day one.
DrawdownYou take some money now and keep the rest in reserve. You only pay interest on what you take.
Interest payingYou pay some or all of the interest each month, so the loan grows more slowly or not at all.

Your adviser will explain which type suits your plans.
