How this calculator works
We compare your mortgage as it is now with the same mortgage plus your overpayments. The figures assume your rate stays the same for the rest of the term. Most lenders let you overpay up to 10% of the balance each year without a charge.

During a fixed or tracker deal, most lenders let you overpay up to 10% of the balance each year. Paying more can mean an early repayment charge.
Build up emergency savings and clear costly debts, such as credit cards, before you overpay. Money paid into your mortgage is hard to take back out.
If a savings account pays more after tax than your mortgage rate, saving may earn you more. You could then pay a lump sum when your deal ends.
| Rate | Interest saved | Time saved |
|---|---|---|
| 4% | £18,020 | 3 years 5 months |
| 5% | £24,505 | 3 years 6 months |
| 6% | £32,021 | 3 years 8 months |
Based on a £200,000 repayment mortgage over 25 years.
| Method | How it works |
|---|---|
| Regular | A fixed extra amount each month by standing order or online. |
| Lump sum | A one-off payment, such as a bonus or inheritance. |
| At remortgage | Pay money off when your deal ends, when there is often no limit. |

Book a Phone or Video CallMost lenders allow up to 10% of your balance each year during a fixed or tracker deal. Some allow more, and many have no limit on their standard variable rate. Check your mortgage offer.
Compare your mortgage rate with what savings would earn after tax. If your mortgage rate is higher, overpaying usually saves more. Keep an emergency fund either way.
It depends on your lender. Some lower your monthly payment and keep the same end date. Others keep the payment the same and shorten the term. You can often choose.
Earlier is better, because interest is charged on a larger balance at the start. Overpaying when your deal ends can also work well, as limits often do not apply then.
Usually not. Some flexible mortgages let you borrow back what you have overpaid, but many do not. Ask your lender before you pay a large sum.
Yes. A lower balance means a lower loan to value, which can open up better rates when you remortgage.
