If you already have equity release on a home in Derbyshire and need to borrow more, your own lender is not always the answer. Some will not advise on further borrowing at all. Others will lend more, but only up to a point. If yours has said no, a local whole of market adviser can check every provider, not just the one you started with.

If you have equity release, you can sometimes borrow more later on. This is called a further advance or additional borrowing. It happens when your home has gone up in value, or when you did not take the maximum amount available at the start.
A further advance sits with your existing lender. It is not automatic. Your lender has to agree to it, and not every lender offers it on every plan.
A decline from one lender does not mean equity release itself is closed to you. It means that one provider cannot help with your specific circumstances.
Derbyshire covers a wide range of markets, from Derby and Long Eaton through to the Peak District towns further north, and house prices vary a good deal across the county.

We know which lenders are likely to say yes before you apply, which saves you a wasted valuation fee.
Often yes. A decline usually reflects one lender’s specific criteria, not the whole market. A different provider may lend against the same property and circumstances.
Usually there are set-up costs and sometimes an early repayment charge on your current plan, depending on its terms. We work out whether a switch still leaves you better off before you commit to anything.
Rarely. Most equity release lenders hold a first charge and do not allow a second charge behind it. Switching the whole plan to a new lender is usually the only route to extra borrowing.
This depends on your age, your property’s current value and the specific lender’s loan to value limits. Our calculator gives an instant estimate, and an adviser can confirm what is realistic for your situation.
No. While we’re based in Derby, we advise homeowners right across Derbyshire, from Chesterfield and the High Peak down to Swadlincote and Long Eaton.
