Lifetime Mortgage

By far the most common option. You borrow against your home while keeping full ownership. There are no monthly repayments unless you choose to make them, so interest is added to the loan over time.

Home Reversion

Less common. You sell part or all of your home to a reversion company in exchange for a lump sum, while keeping the legal right to live there rent-free for life.

With a lifetime mortgage, the loan plus interest is normally repaid from the sale of the property when you die or move into long-term care. Most modern plans come with a “no negative equity guarantee,” meaning you or your estate will never owe more than the home is worth when it’s sold, and many also let you make voluntary repayments along the way if you’d rather slow down how the balance grows.
