You usually move to the lender’s standard variable rate, which is often higher. You can pick a new deal with your lender or remortgage to another lender, often up to six months before your deal ends.
A longer term lowers your monthly payment, but you pay interest for longer, so the total cost is higher. You can often overpay to clear it sooner.
Most people choose repayment, so the mortgage is cleared at the end. Interest only has lower payments, but you must have a plan to repay the full loan. Lenders check this plan carefully.
Lenders want to know you could still pay if rates went up. They check your budget against a higher rate before they make an offer.
